tower eleven hotel – Terms & Conditions
The accommodation contract and related contracts concluded between tower eleven hotel (hereinafter referred to as "the Company") and guests shall be governed by the provisions of this agreement. Matters not covered by this agreement shall be governed by laws and regulations or generally established customs.
In cases where the Company agrees to special terms within the scope not contrary to laws and customs, such special terms shall prevail over the provisions of the preceding paragraph.
- 1. Those who wish to apply for an accommodation contract with the Company shall provide the following information:
- (1) Name of the guest
- (2)) Dates of stay and expected time of arrival
- (3) Accommodation fee (including taxes)
- (4) Any other information deemed necessary by the Company
- 2.Applicants for an accommodation contract shall agree to the conditions of use of "Tower Eleven Onsen & Sauna Usage Agreement," "Japan Baseball Organization Game Viewing Contract Agreement," and "Notes on the Use of Escon Field Hokkaido," and other relevant regulations.
- 3.If a guest requests to extend their stay beyond the dates mentioned in item 2 of paragraph 1, the Company will treat it as a new application for an accommodation contract upon receipt of such request.
- 1. The accommodation contract shall be deemed established when the Company accepts the application under the preceding article, announces the acceptance on the official website (hereinafter referred to as "the Website"), or when such acceptance reaches the email server specified by the guest.
- 2. Upon establishment of the accommodation contract under the preceding paragraph, the guest shall pay the application fee specified by the Company by the designated date, up to the basic accommodation fee for the accommodation period (three days if exceeding three days).
- 3. The application fee shall be applied to the accommodation fee ultimately payable by the guest, and in the event of default, it shall be allocated after any penalty fees and damages according to Articles 6 and 18, with any remaining balance refunded during payment under Article 12.
- ・ If the application fee specified in paragraph 2 is not paid by the date specified by the Company, the accommodation contract shall lose its effect. However, this shall only apply if the Company has notified the guest of the payment deadline.
- 4. If the Company presents incorrect accommodation fees on the Website, and the guest applies for an accommodation contract based on such fees, and the Company accepts it, and if the said fee is significantly lower than the accommodation fees for the period before and after it, unless the reason for the significant reduction such as "limited," "special," "campaign," etc. is displayed, the accommodation contract shall be cancelled due to a mistake under the Civil Code, and the Company shall promptly notify the guest of such cancellation.
- 1. Notwithstanding the provisions of the preceding Article 2, the Company may agree to a special agreement that does not require the payment of the application fee after the conclusion of the contract.
- ・ If the Company does not request payment of the application fee under Article 2 or specify the payment deadline for the application fee upon acceptance of the accommodation contract, it shall be treated as a special agreement under the preceding paragraph.
The Company may request cooperation from those intending to stay in accordance with Article 4-2, paragraph 1 of the Hotel Business Law (Law No. 138 of 1948).
- 1. The Company may refuse to conclude an accommodation contract in the following cases. However, this paragraph does not mean that the Company may refuse accommodation in cases other than those listed in Article 5 of the Hotel Business Law.
- (1) When the application for accommodation does not comply with this agreement.
- (2) When there is no room available due to full occupancy.
- (3) When there is reason to believe that the person intending to stay may engage in acts contrary to laws and regulations, public order, or good morals concerning accommodation.
- (4) When the person intending to stay falls under the following:
- i) Organized crime groups as defined in Article 2, paragraph 2 of the Act on Prevention of Unjust Acts by Organized Crime Group Members (Act No. 77 of 1991), including organized crime groups, organized crime group members, quasi-members of organized crime groups, or other antisocial forces.
- ii) When the business activities are controlled by organized crime groups or organized crime group members.
- iii) When there are officers of the corporation who are members of organized crime groups.
- (5) When the person intending to stay behaves in a manner that causes significant inconvenience to other guests.
- (6) When the person intending to stay engages in violent demands or requests an unreasonable burden beyond a reasonable scope from the Company or its employees (excluding cases where the person intending to stay requests the removal of social barriers under Article 7, paragraph 2, or Article 8, paragraph 2 of the Act on Promotion of Elimination of Discrimination against Persons with Disabilities, citing disability as the reason).
- (7) When the person intending to stay is a patient or carrier of specified infectious diseases as defined in Article 4-2, paragraph 1, item 2 of the Hotel Business Law.
- (8) When the person intending to stay repeatedly makes demands as specified in Article 5-6 of the Enforcement Regulations of the Hotel Business Law, causing excessive burden on the Company and significantly hindering the provision of accommodation services to other guests.
- (9) When accommodation cannot be provided due to natural disasters, facility malfunctions, or other unavoidable reasons.
- (10) When there are reasons specifically provided for by ordinances of each prefecture.
- (11) When only minors without parental consent are to stay.
- (12) When the person who applied for accommodation concealed the purpose of seeking economic benefits for the reserved room.
A person intending to stay may request an explanation from the Company if the Company refuses to conclude an accommodation contract based on the preceding article.
- 1. Guests have the right to request termination of the accommodation contract from the Company.
- 2. In cases where guests terminate all or part of the accommodation contract due to reasons attributable to them (excluding cases where the Company has specified the payment deadline for the application fee according to the provisions of Article 3, Paragraph 2, and the guest terminates the accommodation contract before such payment), the Company shall charge a cancellation fee as stated on the official website's reservation page or various travel reservation sites. However, if the Company has agreed to a special agreement under Article 4, Paragraph 1, the obligation to pay the cancellation fee when the guest terminates the accommodation contract shall be limited to cases where the Company has notified the guest.
- 3. In cases where guests terminate all or part of the accommodation contract due to reasons attributable to them (excluding cases where the Company has specified the payment deadline for the application fee according to the provisions of Article 3, Paragraph 2, and the guest terminates the accommodation contract before such payment), the Company shall charge a cancellation fee as stated on the official website's reservation page or various travel reservation sites. However, if the Company has agreed to a special agreement under Article 4, Paragraph 1, the obligation to pay the cancellation fee when the guest terminates the accommodation contract shall be limited to cases where the Company has notified the guest.
- 4. If guests fail to arrive by the check-in time on the accommodation day (or 30 minutes after the scheduled arrival time, if specified), without prior notice to the Company, the Company may consider the accommodation contract as terminated by the guest and process it accordingly.
- 1. The Company may terminate the accommodation contract in the following cases. However, this does not imply that the Company may refuse accommodation in cases other than those listed in Article 5 of the Hotel Business Law.
- (1) When there is a risk that guests may engage in acts contrary to laws and regulations, public order, or good morals regarding accommodation, or when such acts are observed.
- (2) When guests are deemed to fall under the following categories:
- i) Organized crime groups, gang members, quasi-members of organized crime groups, or affiliates of organized crime groups.
- ii) When organized crime groups or gang members control corporations or other organizations.
- iii) When there are individuals among the officers of a corporation who are deemed to be gang members.
- (3) When guests engage in behavior causing significant nuisance to other guests.
- (4) When guests are patients with specified infectious diseases.
- (5) When guests engage in violent demands or requests exceeding a reasonable limit to the Company or its employees (except when guests request the removal of social barriers under Article 7, Paragraph 2 or Article 8, Paragraph 2 of the Act on Promotion of Efforts to Eliminate Discrimination against Persons with Disabilities).
- (6) When guests repeatedly make requests specified in Article 5-6 of the Enforcement Regulations of the Hotel Business Law, causing excessive burden to the Company and significantly hindering the provision of accommodation services to other guests.
- (7) When it is impossible to accommodate due to reasons of force majeure.
- (8) When guests engage in smoking in bedrooms, mischief to fire-fighting equipment, or fail to comply with prohibitions specified in the rules of use established by the Company.
- (9) When reasons specified in Article 5 (11) and (12) are discovered after the conclusion of the accommodation contract.
- (10) When guests violate this agreement, the Company's rules of use, or other separately stipulated agreements.
- 2. If the Company terminates the accommodation contract based on the provisions of the preceding paragraph, no fees shall be charged for accommodation services not yet received by the guests. However, in cases other than those specified in the preceding paragraph item 6, cancellation fees equivalent to the amount of accommodation services not yet received may be charged. In this case, the Company shall not be prevented from making claims based on Article 17.
Guests may request an explanation from the Company if the Company terminates the accommodation contract based on the preceding article.
- 1. Guests shall register the following items on the pre-check-in form provided by the Company by the day of accommodation:
- (1) Name, address, and contact information of the guest
- (1) For foreign nationals without an address in Japan, nationality and passport number
- (1) Any other information deemed necessary by the Company
- 2. When guests intend to make payment for the fees under Article 12 using methods other than cash, credit cards, etc., they shall present them at the time of registration as specified in the preceding paragraph.
The time during which guests can use the Company's guest rooms shall be as designated by the Company. However, in cases of consecutive stays, guests may use the rooms for the entire day, excluding the arrival and departure dates.
Guests shall abide by the rules of use provided by the Company while on its premises.
- 1. The business hours of the Company's main facilities shall be as follows, and detailed business hours of other facilities shall be provided through brochures, notices displayed in various areas, or information books in guest rooms:
- (1) Service hours for the front desk, cashier, etc.: As specified in notices within the facility.
- (2) Operating hours for dining facilities and other ancillary service facilities: As specified in notices within the facility.
- (3) Operating hours for other ancillary service facilities: As specified in notices within the facility.
- 2. The above hours may be temporarily changed as necessary. In such cases, appropriate notification shall be provided.
- 1. The breakdown and calculation method of accommodation fees and other fees payable by guests shall be based on the rates agreed upon individually between the Company and the guests.
- 2. Payment of the accommodation fees and other fees mentioned in the preceding paragraph shall be made by the guest upon arrival or at the time requested by the Company, using the designated currency specified by the Japanese government or methods such as accommodation vouchers and credit cards accepted by the Company.
- 3. Even if the Company has provided the guest room and it is available for use, accommodation fees shall still be charged if the guest voluntarily chooses not to stay.
The Company shall compensate guests for damages resulting from the performance or non-performance of the accommodation contract and related contracts, unless such damages are not attributable to the Company's fault.
- 1. In the event that the Company cannot provide the contracted guest room to guests, with the guests' consent, the Company shall make efforts to arrange alternative accommodations under the same conditions.
- 2. If the Company is unable to arrange alternative accommodations despite the provisions of the preceding paragraph, the Company shall compensate the guest with an amount equivalent to the cancellation fee, and such compensation shall be deducted from the amount of damages. However, if there are no grounds for attributing the inability to provide the room to the Company's fault, no compensation fee shall be paid.
- 1. The Company does not accept the deposit of articles, cash, or valuables. In unavoidable circumstances where loss or damage occurs to items, cash, or valuables deposited by guests at the front desk, except in cases of force majeure, the Company shall compensate for the damages. However, for cash and valuables, if the Company requests disclosure of their type and value and the guest fails to comply, the Company shall compensate up to 150,000 yen or the limit of the hotel liability insurance.
- 2. If loss or damage occurs to items or valuables brought into the hotel by guests and not deposited at the front desk, due to the intentional or negligent act of the Company, the Company shall compensate for the damages. However, unless the Company is intentionally or grossly negligent and there was no prior disclosure of the type and value by the guest, the Company shall compensate up to 150,000 yen or the limit of the hotel liability insurance for such damages.
- 1. If a guest's luggage arrives at the hotel before their accommodation, the Company shall store it at a designated location (the information center located within the hotel complex) and hand it over to the guest upon check-in, only with prior consent from the guest. In this case, the guest shall pay the storage fee specified by the Company, in addition to the accommodation fee.
- 2. After check-out, if a guest's luggage or belongings are found to have been left behind, the Company shall generally await inquiry and instructions from the owner. In cases where there are no instructions from the owner or the owner cannot be identified, the Company shall store cash or items deemed valuable for a certain period, then deliver them to the nearest police station. However, food and beverages, tobacco, magazines, and items deemed difficult to store for hygiene reasons shall be disposed of on the same day.
- 3. Regarding the storage of guest luggage or belongings in the aforementioned cases, the Company's responsibility shall be as stipulated in Article 15, Paragraph 1 in the first case and Article 15, Paragraph 2 in the second case.
When guests use the Company's parking lot, regardless of whether the vehicle key is deposited, the Company provides the space for use and does not assume responsibility for managing the vehicle. However, if the Company causes damages through intentional or negligent management of the parking lot, it shall be liable for compensation.
In the event of any violation by guests of this agreement or the rules of use, or any other reason attributable to the guest, resulting in the Company incurring expenses for cleaning or repair of guest rooms, loss of sales opportunities, or other damages, the guest shall compensate the Company for the incurred damages.
- 1. In cases of damage, theft, etc., to hotel facilities and fixtures
- 2. In cases requiring special cleaning beyond normal use of the hotel due to food or drink spillage, vomiting, blood, bodily fluids, soiling, etc.
- 3. In cases of smoking within the hotel premises
- 4. In cases where expenses are incurred for the disposal or storage of abandoned items
Any disputes arising from the accommodation contract and related contracts governed by this agreement shall be exclusively submitted to the Tokyo District Court as the court of first instance with exclusive jurisdiction and shall be resolved in accordance with Japanese laws.

House Rules
Guests using our facility are required to abide by the following rules based on Article 10 of the Accommodation Terms and Conditions. Please kindly note that if you fail to comply with the provisions of these rules, we may refuse to continue your accommodation in accordance with Article 7 of the Accommodation Terms and Conditions.
Use of Facilities and Guest Rooms
- ・ Check-in time: Depending on the accommodation plan.
- ・ Entry to our hotel (all facilities) before the check-in time is not permitted.
- ・ Check-out time: Depending on the accommodation plan.
- ・ Late check-out: Depending on the accommodation plan.
- ・ Please ensure that the door guard is engaged not only during sleeping hours but also when you are in the room. Additionally, please remember to lock the balcony door.
- ・ When leaving your room during your stay, please ensure it is securely locked.
- ・ Exercise caution when near windows or balconies. There is a possibility of balls entering balconies or guest rooms during baseball practice, games, and before or after such events. We do not accept any responsibility for accidents caused to guests.
- ・ Please familiarize yourself with emergency evacuation routes in advance.
- ・ Please refrain from using guest rooms for commercial activities (exhibitions, etc.) or purposes other than accommodation without permission from the hotel.
- ・ As indoor shoes are not allowed in guest rooms, please remove your shoes at the entrance.
- ・ Loud singing, noise, or any behavior that may cause inconvenience to other guests or residents nearby is strictly prohibited.
- ・ Do not throw anything from the balcony. Bringing items that are easily blown away by the wind onto the balcony is also prohibited. In the event of such incidents, the hotel will not be held responsible.
- ・ If a guest room is used beyond normal usage and requires special cleaning due to food and drink, vomiting, blood, bodily fluids, stains, etc., an additional cleaning fee of ¥50,000 (including tax) will be charged.
- ・ Please do not move, modify, or alter the fixtures in guest rooms without permission from the hotel.
- ・ Do not take small items or fixtures from guest rooms outside.
- ・ In the event of loss, damage, or contamination of buildings, furniture, fixtures, or other items for reasons other than force majeure, compensation will be required.
- ・ Please feel free to use all amenities in the kitchen. Before departure, please return everything to its original place and empty the refrigerator.
- ・ Please do not flush anything other than toilet paper down the toilet.
- ・ Do not use heating or cooking fires, candles, etc., in guest rooms or corridors without permission from the hotel. Cooking in guest rooms is strictly prohibited (except in rooms with cooking facilities).
- ・ Please do not hang clothes or hang laundry on lighting fixtures.
- ・ The hotel (all facilities) is not responsible for injuries or troubles caused by the use of knives and other sharp objects installed in guest rooms.
- ・ Scissors are only lent for use at the front desk.
- ・ Please note that we do not lend any other knives, such as fruit knives.
- ・ Please dispose of garbage in the garbage bin provided in the room during your stay.
- ・ Please do not take out the garbage outside the room after check-out.
- ・ Please separate and dispose of garbage according to the following rules:
- > Combustible waste: kitchen waste, paper, wood, clothing, etc.
- > Non-combustible waste: glass, ceramics, metal, etc.
- > Plastic: plastic wrap, plastic bottle caps, etc. (items with a plastic mark)
- > Recyclable waste: bottles, cans, PET bottles, newspapers, etc.
- ・ Please ensure that bottles and plastic containers are empty, and if they are heavily soiled, please rinse them thoroughly.
- ・ Cardboard boxes (shoe boxes, etc.), newspapers, magazines, etc., should be folded and tied with a string.
- ・ Please do not dispose of bulky waste (suitcases, furniture, bicycles, strollers, etc.).
- ・ If bulky waste is disposed of, a disposal fee and handling fee of ¥5,000 (including tax) per item will be charged.
- ・ Please follow the guidance and instructions of attendants within the parking lot premises.
- ・ Please do not leave valuables or other items in the car while parked. The hotel is not responsible for any loss or theft that may occur while parked.
- ・ The hotel staff does not provide valet parking services.
- ・ Accommodation by minors alone is not permitted unless authorized by all guardians of the minors.
- ・ Accommodation and entry other than by the registered guest are not permitted.
- ・ The use of guest rooms by a number of guests exceeding the contracted number (maximum capacity) is generally prohibited. If the use exceeding the contracted number (maximum capacity) is discovered without prior notification, the excess usage will be charged.
- ・ If you wish to change the length of your stay, please contact the hotel front desk in advance.
- ・ Meetings with visitors should be conducted outside the hotel premises.
- ・ Please do not abandon or dispose of large items such as suitcases and strollers.
- ・ If items falling under the above category are left after check-out, a disposal fee and handling fee of ¥5,000 (including tax) per item will be charged.
- ・ Delivery of parcels or goods from external sources is not allowed. Please refrain from using such services during your stay at the hotel.
- ・ If you use food delivery services, please collect the items yourself at the front lobby.
- ・ The hotel is not responsible for the receipt of parcels or goods.
- ・ All guest rooms and hotel floors are non-smoking. If any traces of smoking, such as cigarette butts, are found, a restoration fee of ¥30,000 (including tax) will be charged.
- ・ Please use the designated smoking area nearest to the stadium for smoking.
Additional Services
- ・ At our hotel, room cleaning is not performed during the stay but after check-out. However, for stays of 7 nights or more, complimentary cleaning is provided once every 7 days for hygiene purposes.
- ・ If you wish to have your room cleaned during your stay, an additional cleaning service is available for ¥4,400 (including tax) per cleaning.
- ・ Please inform the front desk by 3:00 PM the day before your desired cleaning date.
- ・ Garbage collection from your room is not performed during your stay but after check-out.
- ・ If you wish to have your garbage collected during your stay, please inform the front desk.
- ・ Additional or replacement of towels in your room is not performed during your stay but after check-out.
- ・ If you wish to have additional or replacement towels during your stay, please inform the front desk.
- ・ Additional or replacement of sheets in your room is not performed during your stay but after check-out.
- ・ If you wish to have additional or replacement sheets during your stay, please inform the front desk.
Handling of Valuables and Lost Items
- ・ We do not offer luggage storage before check-in time or after check-out time. Additionally, we do not accept luggage deliveries in advance.
- ・ Regardless of your stay, the hotel is not responsible for any loss or theft that occurs within the premises.
- ・ Lost property within the hotel premises will be handled in accordance with the Lost Property Act.
- ・ If you wish to claim lost property within the storage period, please visit the designated facility at the hotel.
- ・ We do not arrange for the mailing of lost property from the hotel.
- ・ If there are expenses associated with the handling of lost property, a disposal fee and handling fee of ¥5,000 (tax included) per item will be charged.
Payment
- ・ Payment for accommodation charges or additional services is accepted only via credit card or electronic payment.
- ・ We do not accept advances for purchases, ticket fees, taxi fares, postage stamp fees, luggage shipping, etc.
Prohibited Items and Acts within the Hotel Premises
- ・ Animals such as pets (excluding assistance dogs)
- ・ Gunpowder, volatile oils, or other inflammable or explosive materials
- ・ Items emitting foul odors.
- ・ Items prohibited from being brought into or possessed within Japan by law or ordinance.
- ・ Any other items deemed inappropriate for the hotel's operation by the management.
- ・ Activities that disturb public morals, including gambling, or behaviors and actions that inconvenience other guests.
- ・ Distribution of advertisements, sales of goods, solicitation, etc.
- ・ Unauthorized photography in public spaces within the hotel premises or commercial use of photographs taken within the hotel.
- ・ Inappropriate use of mobile phones, including loud conversations or calls in inappropriate locations that cause discomfort or inconvenience to other guests.
- ・ Any other acts deemed inappropriate for the hotel's operation by the management.
- ・ The use of our hotel facilities by designated organized crime groups and their members, as defined by the Act on Prevention of Unjust Acts by Organized Crime Group Members, is strictly prohibited. If such facts are discovered after booking or during your stay, the use will be refused immediately.
- ・ The use of our hotel facilities by anti-social organizations and their members (organized crime groups, violent extremist groups, and their members) is strictly prohibited. If such facts are discovered after booking or during your stay, the use will be refused immediately.
- ・ Acts of violence, coercion, extortion, intimidating unjust demands, and similar behavior will result in immediate refusal of service. We also refuse service to individuals who have engaged in similar acts in the past.
- ・ We reserve the right to refuse service to individuals who are physically or mentally weak, lost due to drugs or alcohol, or who may cause danger, fear, or anxiety to other guests.
- ・ If guests engage in loud singing, noisy behavior, or any other acts that cause discomfort to others, disturbance, or acts contrary to public morals in the hotel premises or guest rooms, their use will be immediately refused. We also refuse service for any other acts similar to those mentioned above.
- ・ Please promptly cease any behavior deemed by the hotel as a violation of these rules or causing inconvenience to other guests. Failure to comply with instructions may result in eviction from the premises.
- ・ Even if not explicitly mentioned in these rules, the hotel reserves the right to prohibit the bringing in of items, actions, or the use of hotel facilities based on its judgment. Please be aware of this in advance.
- ・ Failure to vacate the premises despite hotel instructions may result in reporting to relevant authorities such as the police. In such cases, no refunds will be provided for accommodation fees, etc.
- ・ The hotel bears no responsibility for accidents, loss or theft of baggage or keys, or disputes among guests related to the use of the hotel.
- ・ In the event of unforeseen circumstances, including natural disasters, or when operational needs arise, the hotel may be unavailable for use.
- ・ In the event of an emergency requiring evacuation, please follow instructions from public announcements or staff guidance and act calmly.
- ・ Matters not covered by these rules shall be governed by the hotel's accommodation agreement. These rules are subject to occasional revisions.
- ・ During periods when professional baseball teams are engaged in highly confidential activities on the field, we may be required by the organizers to obstruct windows with a view of the field. Please be aware of this in advance.
